For the Memphis, TN-MS-AR metro the medians are $245,900 for a home, $1,220 for rent and $66,401 for income. Reno's metro medians are $502,300 for a home, $1,592 for rent and $87,485 for income.

More than half of city households rent, at 55.1 percent, while the metro figure is 39.5 percent. The metro spreads across three states, so the address matters: Tennessee rules apply on the Memphis side.

Heat, humidity and rain

NOAA's 1991-2020 normals for Memphis International Airport list a January high of 50.9 degrees with a low of 33.3, and a July high of 91.9 with a low of 73.6. Annual precipitation is 54.94 inches, and snow averages 2.7 inches. Reno's July high is 93.9.

Warm July nights, around 74 degrees at the low, mean a crew works in sticky air. Plan the day around an early start, and keep sealed boxes of books, photographs and papers off the floor in the first weeks.

Tennessee's 30-day deadlines and tax picture

The Tennessee Department of Revenue says new residents should register within 30 days, and the Department of Safety and Homeland Security says a new resident with an out-of-state license must obtain a Tennessee license no later than 30 days after establishing residency. Those state sites sometimes block automated readers, so check the current wording yourself.

Tennessee never taxed wages, and the Hall income tax on interest and dividends was repealed for tax periods beginning in 2021 or later. The general state sales tax rate is 7 percent, and local rates set by counties and cities cannot exceed 2.75 percent.
