FF&E stands for furniture, fixtures and equipment: everything a finished room holds that is not part of the building. A hotel remodel, a new restaurant, a dormitory refresh or a model apartment all ship FF&E from many factories on many dates, and the whole order has to be on hand, counted and in good shape before the install crew starts. That gap between the loading dock and the finished room is the work O'Brien's does from its Sparks yard. Projects in Carson City and the Carson Valley are delivered from the same Sparks warehouse, about 33 miles up I-580.

What FF&E logistics covers

The service has four parts, and a project can use all four or only the ones it needs. O'Brien's receives the freight, stores it in the warehouse at 2277 Glendale Ave, delivers it to the site when the site is ready, and installs it. Warehousing and installation for interior designers is part of the same service, so a designer who orders from several vendors can have one place where it all arrives.

Because the office, truck yard and warehouse share one address, the people who count your freight in are the same people who load it out.

  • Receiving: freight is checked in at the Sparks warehouse
  • Storage: held until the room, floor or building is ready
  • Delivery: scheduled to the install date
  • Installation: set in place in the finished room

Why a warehouse step matters

Construction dates move. Furniture that arrives two weeks early has nowhere to go, and furniture that arrives piece by piece cannot be installed room by room. A warehouse step takes the pressure off the vendors and the contractor, because everything can show up on its own schedule and leave together.

The 30,000 square foot warehouse is also where O'Brien's keeps its household vault storage, so the building is set up for long holds as well as short ones. Read more about the facility on the warehouse page.

Who uses it

The FF&E work lists six kinds of projects, and each has its own page: hotels, restaurants, dormitories, hospitals, senior living and apartment model rooms. Project managers, contractors and owners all call. So do interior designers, who can read about working with O'Brien's.

How the estimate works

Call the office on a weekday between 8 am and 5 pm. An O'Brien's estimator reviews the project with you, and commercial crews can work evenings, weekends and holidays by arrangement, so install dates do not have to follow office hours. Move management is on site when the job calls for it, as described on the move management page.

Give the estimator the vendor list, the delivery dates you know, the number of rooms or floors and the install deadline. The more you share, the more exact the written plan.

FF&E receiving, storage, delivery and installation questions

Still have a question? Call 775-359-6683, Mon-Fri 8-5, or see the moving FAQ.

What does FF&E mean?

It means furniture, fixtures and equipment: the movable items that furnish a finished space, such as beds, tables, chairs, lighting, kitchen equipment and artwork.

Can you store my order until the site is ready?

Yes. Storage in the Sparks warehouse is part of the service, so freight can arrive from vendors early and wait for your install date.

Do you work outside office hours?

Commercial crews work evenings, weekends and holidays by arrangement. The office itself is open Monday to Friday, 8 am to 5 pm.

Who do I call to start?

Call 775-359-6683. The estimator you reach will ask about the vendors, the site and your install deadline.

Do you receive and install FF&E for projects in Carson City?

Yes. Carson City and the Carson Valley are inside our regular service area. Furniture is received and stored at the Sparks warehouse, then delivered and installed on the schedule the project sets.
