At about 5,098 feet and 19.9 miles from the Sparks warehouse, Washoe Valley lies between Reno and Carson City along US 395 Alternate and I-580. The community uses ZIP code 89704. Because it sits close to both cities, new residents here often use services on either side of the line, but the paperwork belongs to Washoe County.

Median age 59 and median build year 1979 shape the checklist
The Census Bureau's 2020 to 2024 estimates give Washoe Valley a median age of 59.3 and a median year built of 1979. Older homes mean more questions during a purchase: age of the roof, the electrical panel, the water heater and the heating system. Ask for service records, and ask what the winter heating bill ran, since valley wind and altitude affect the cost of staying warm.
A median home value of about $609,700 sets the scale of a typical purchase here. Our housing market guide shows the figures for the wider area.
Utilities: electric, then the property's own water and waste
Open an electric account with NV Energy using the new street address. Ask the seller for the last twelve months of bills so you see the real winter and summer pattern before the first one lands.
Many valley parcels have a private well, a septic system or both. Request the well log and the last septic pumping record at closing. If a lot is on a public line instead, the seller can name the provider. Trash service is arranged by address, and Washoe County's site is the starting point.
Propane is common on rural lots in northern Nevada. If the home has a tank, find out whether it is owned or leased and who the supplier is before moving day, because a leased tank stays with its owner.
County offices and the school district
Washoe County's Assessor and Recorder are at 1001 E. Ninth Street in Reno. Ask the Recorder for the recorded deed and any easements, which matter on acreage; ask the Assessor how your parcel is classified and valued.
Washoe County School District serves the whole county, and the district's website has enrollment instructions plus a way to find the school that serves your exact address. Do that lookup early, because a valley address can sit near the boundary of a zone.

DMV: Reno or Carson City, by appointment
Nevada's rule is 30 days to get a Nevada driver license and to register your vehicle after you become a resident. The Nevada DMV lists a Reno office at 9155 Double Diamond Parkway and a Carson City office at 555 Wright Way, both open 8 a.m. to 5 p.m. on weekdays with appointments required.
Bring two proofs of Nevada residential address, your current license, your vehicle registration and Nevada insurance. Our smog check guide explains the emissions step that applies to some vehicles; check the DMV's emissions page for your address.
What a valley winter means for your first season
Road conditions in the valley can change quickly with the weather. Keep a shovel, traction aids and blankets in the car, and read our winter driving guide before your first cold snap. If the move happens in winter, schedule it for a clear window and ask for an estimate that accounts for the access road to your home.
