Spanish Springs Valley (ZIPs 89441 and 89436) lies north of Sparks along SR 445, about 15 miles and 28 minutes from the O'Brien's warehouse. It has high owner-occupancy and a median household income near $127,658. Its homes were mostly built after 2000.

Washoe County is your local government
Spanish Springs is not a city, so Washoe County handles planning, permits, property tax and recording. The county site lists the Assessor, Recorder, Treasurer and Registrar of Voters, and a Community Services department covers utilities and development. If you are buying, confirm the parcel with the Assessor before closing.
Water, sewer and septic: check by address
Utility service in the valley varies by lot. The county's Community Services pages cover sewer and reclaimed water, and county planning documents describe a long-running effort to move older septic areas of the valley onto sewer. That means your own parcel may be on county water, on a private well, or on a septic system. Ask the seller exactly which, and request the last bills or the well records.
Electricity is supplied by NV Energy. The utilities guide has a call order that works here too.
Schools in the Washoe County School District
Spanish Springs students attend Washoe County School District campuses. The district decides school assignment by address, so confirm the street first. With a median age of 45.8, many households are empty nesters, but the valley still has several elementary schools. See the schools guide.

DMV and AAA options
No DMV office operates in the valley. The state office for the area is Reno at 9155 Double Diamond Parkway, with weekday hours from 8 am to 5 pm and Saturday hours from 8 am to 4 pm. The AAA office at 1360 Scheels Drive in Sparks handles registration services the DMV lists, and it is the closer stop for a car registration.
Moving up the valley
Houses here are larger than the Sparks average, and the median year built is 2002, so the load is often bigger than people guess. An estimator will check outbuildings and the garage. For a move date that does not match closing, vault storage from $40 per month is an option. Start with the free in-home estimate.
