Data (read 2026-10-19): OSRM routing on OpenStreetMap data, free-flow drive from 2277 Glendale Ave, Sparks; U.S. Census Bureau, American Community Survey 2020-2024 5-year estimates; NOAA NCEI U.S. Climate Normals 1991-2020; U.S. Census Bureau, State-to-State Migration Flows (ACS 1-year 2024); U.S. Census Bureau, ACS county-to-county migration flows 2016-2020.

The Inland Empire means Riverside and San Bernardino counties, the sprawl of valleys east of Los Angeles. Census flows show about 402 people a year moving from those counties into Washoe, and about 227 a year moving the other way. People often choose it for larger homes at lower prices than the coast. The notes below cover arriving in Riverside and its neighbors.

Homes, rents and households in Riverside

In the American Community Survey, Riverside city has a median home value of $584,800, median gross rent of $1,914 and median household income of $91,045, with 43.2 percent of households renting. The Riverside-San Bernardino-Ontario metro shows $536,300 for a home and $1,846 for rent.

The Reno metro's median home value is $502,300. The two markets are closer than Reno and the Bay Area, and the survey medians describe whole areas rather than any one property.

Desert-edge weather

The Riverside station lists a January high of 67.7 degrees, a January low of 43.6, a July high of 93.3 and a July low of 63.9. Annual precipitation is 9.37 inches. NOAA does not publish a snowfall figure for that station.

July highs match Reno's 93.9 degrees, so the biggest change is winter, when snow shovels and chains are no longer daily gear.

A road through the Eastern Sierra

The route from Sparks follows US 395 south along the eastern side of the Sierra, passing Conway Summit at about 8,140 feet. Caltrans and NDOT post conditions for winter trips.

Checking Caltrans QuickMap on the day before loading is a sensible habit; your written estimate sets the delivery window.

O'Brien's books the move after a free in-home estimate, adds 10 free heavy-duty boxes, and coordinates the shipment through the Bekins Van Lines network. Vault storage from $40 per month covers a gap between homes. The new state checklist covers the rest.
