Lemmon Valley is a small, settled community north of Reno, about 5,000 feet above sea level. The Census estimates for 2020-2024 count 1,875 households, a median year built of 1979, and a median age of 53. It is about 14 miles and 22 minutes from our yard in Sparks, reached on I-580.

Owner-occupied and long settled

When nearly every home is owned, as it is in Lemmon Valley, the households tend to have stayed a long time. The median age here is about 53, higher than in Reno or Sparks, and a household that has lived in one house for decades has filled it. The first thing the estimator asks is what is in the garage, the sheds and the back rooms, because that is where decades of belongings sit.

The three-bedroom house on a lot

About 1,185 of the valley's homes have three bedrooms, about 390 have four and about 230 have two. Houses on larger lots often have sheds, workshops, and storage for trailers or equipment, all of which are separate from the household pack.
